The venue sells on experience — greenery, open sky, and full-property exclusivity — which means the buying decision is made offline, in conversation, not on a form.
Objectives
- Generate a steady flow of date-specific enquiries from couples and event planners actively shortlisting venues.
- Get qualified prospects onto a phone number quickly, since venue deals close in conversation, not in a chat window.
- Hold cost per qualified lead in the ₹400–500 band while increasing booking volume.
- Reduce dependency on venue aggregator platforms and their commission cuts.
Challenges
- Venue buying is a shortlist, not an impulse. Couples compare 4–6 properties before committing, so first-touch enquiries are rarely ready to book.
- High enquiry noise. Venue ads attract price-shoppers, out-of-radius users, and out-of-budget enquiries that inflate lead volume without inflating bookings.
- Date-locked inventory. An enquiry for an unavailable date is a dead lead, no matter how qualified otherwise.
- Seasonality. Demand concentrates in Oct–Feb, with a thin Jun–Aug monsoon window.
- Aggregator dependence. Existing bookings came largely through listing platforms, with commission eroding margin on every event.
Strategy
- Instagram DM-first, no forms. Every enquiry initiated and handled inside Instagram DMs — no lead form, no landing page, no Click-to-WhatsApp. Nothing between seeing the property and asking about it.
- One qualifying question, then the number. The DM flow asks for event details and guest count in a single message, then moves straight to capturing a phone number. Long qualification scripts kill DM conversations; one question doesn’t.
- Target spending behaviour, not life stage. Rather than competing in the crowded engaged-couple auction, the audience was built on premium hotel and resort brand interests — buyers whose hospitality spending already sits at the venue’s price point.
- Optimise for qualified leads, not cheap ones. Campaign decisions were made on cost per qualified lead throughout. Ads that produced volume without qualified conversations were cut regardless of how cheap their leads looked.
- Sell the property, not the offer. Video walkthroughs and real event footage carried the creative, because venue buyers want to picture their own event on the ground.
- Season-weighted spend. Budget pushed into the Oct–Feb enquiry window and pulled back during the monsoon trough, since venue enquiries run 3–6 months ahead of the event date.

- Premium hotel interests beat wedding interests. Targeting people who engage with Marriott and Fairmont-tier hospitality reached buyers already comfortable at the venue’s price point, in a far less contested auction than standard engaged-couple targeting.
- One question, then the number. Short DM qualification held the initial-lead-to-qualified-lead rate at 30–40%. Longer scripts and multi-step forms lose the conversation before the contact is captured.
- Cheap leads are the wrong target for a venue. Optimising for cost per qualified lead rather than cost per lead is what kept the sales team off unusable enquiries.
- Date availability decides lead quality. Capturing the event date up front turned a large share of dead enquiries into either a booking or a parked follow-up.
